Mint Capital, controlling shareholder of Bahema Educação, acquires Rede Decisão unit

Mint Capital, the management firm behind Bahema Educação, has finalized the acquisition of the Colégio Pop property—part of the Rede Decisão network—located in São Miguel Paulista, in São Paulo.
The transaction, valued at BRL 10 million, includes a leaseback agreement allowing the seller to occupy the premises for ten years.
Through its Mint Educacional real estate fund, the manager acquires properties from companies in the education sector and leases them under long-term contracts, typically to the original owners. “These institutions are already the best operators in the sector, and we believe they will be the leading educational performers in the future. This gives investors highly predictable revenue and returns,” explains Marcelo Walton, partner at Mint Capital.
This school represents the third property acquisition for the fund’s portfolio. Mint Educacional already holds the building for Faculdade Una Aimorés, operated by Ânima Educação in Belo Horizonte, and Escola Parque Barra, operated by Bahema in Barra da Tijuca, Rio de Janeiro. Combined, the assets compose about BRL 100 million in total portfolio value.
According to Walton, the fund continues to seek acquisition opportunities in various cities. The goal is to enter the retail investor segment, as the fund is currently open only to qualified investors (those with over BRL 1 million invested in financial assets). “To reach retail investors, the fund needs to grow in size. We plan to complete new high-quality transactions in the coming months to reach at least BRL 500 million in assets by year-end,” he says.
Walton believes that, despite the pandemic, the education sector remains active in M&A, with increased demand from school networks for new facilities.
“It’s an extremely resilient sector because education is one of the major investments families make for their children. Despite this crisis, we’ve had no issues in our portfolio: all rents were paid. This shows we selected the best in the sector. By and large, we have been able to identify good opportunities in education,” he concludes.
Rede Decisão currently operates twelve schools in São Paulo and Minas Gerais. Walton adds that these acquisitions provide liquidity for the schools to make new investments, while paying lease contracts to Mint.
